The Parcel 9 Multiplex is a breathtaking example of modern architectural ingenuity, blending contemporary design with the historic aesthetics of Boston. The project, led by Nader Tehrani, integrates elements of historic Boston facades with a strikingly modern approach to urban design.

Bridging the Historic with the Modern

A distinctive aspect of Parcel 9 is its reference to Boston’s historic windowed facades while maintaining a contemporary spirit. The upper floors of the building echo the window placement and scale found in older structures, bridging the past and the present seamlessly.

The hotel and residential spaces were designed to offer both functionality and aesthetic appeal. With various layout options and a focus on community-driven spaces, Parcel 9 caters to diverse urban lifestyles. The ground-floor commercial and restaurant spaces contribute to a lively streetscape, fostering a sense of connection within the neighborhood.

Architectural Design and Concept

Parcel 9 features a 150-room hotel, commercial space, and mixed-income residential units—an essential blend that enhances the vibrancy of Dudley Square. The carefully curated facade system, developed by the design team, introduces a dynamic, geometric exterior that adds depth and movement to the structure.

One of the most defining characteristics of this building is its folded, pixelated facade, which breaks the monotony of traditional rectangular structures. The textured surface allows for a play of light and shadow, making the building appear as if it's in constant motion. The large glass windows and brick-clad panels create a visually engaging contrast, offering a modern interpretation of Boston’s signature masonry buildings.

Urban Integration and Sustainability

Parcel 9 was designed to align with the Melnea Cass Boulevard urban development plan, fostering a strong connection between the surrounding neighborhoods. The project enhances walkability and contributes to a more pedestrian-friendly urban experience.

Additionally, the design incorporates sustainable building materials and energy-efficient solutions, including strategic window placement for optimal daylighting, reducing the need for artificial lighting.
